Please describe the project specifications

McKinney & Olive is a design-build project consisting of luxury retail and office space at the 3.1 acre site at McKinney Avenue and Olive Street in Dallas, Texas. The prestigious tower’s design was completed by world class Argentine-American architect, Cesar Pelli, of Pelli Clarke Pelli Architects, and constructed by The Beck Group and our company.

For our part, we designed, engineered, fabricated, and installed 13 tensile membrane canopies totally 16,365 sq. ft. in surface area atop the five-floor parking structure.


What was the purpose of this project? What did the client request?

The point-supported PTFE membrane sails were chosen to reduce the heat island effect caused by the sun’s midday rays beating down on the rooftop concrete, and will reduce temperatures and cool the air beneath the membrane by up to 35% more over traditional building materials.


What is unique or complex about the project?

The tiered shade sails, when viewed from the side or from street level, look like undulating waves, or ripples on a large body of water, a suggested mimicry of ripples on the nearby Turtle Creek, (which can be seen from the NW-facing windows of the tower) or any one of Dallas' beautiful lakes.

The angular sails also nicely compliment the curvature of the parking garage's three sides in a unique juxtaposition where sharp edges meet smooth curves.


What were the results of the project?

The McKinney & Olive development is located across the street from The Ritz-Carlton, Dallas and will feature 50,000 sq. ft. of luxury retail space and 480,000 of Class A+ office space transforming the site in uptown into an iconic office and retail destination and the tallest building in Uptown.
