Customer at a retirement community within an apartment complex wanted weather protection on his deck. We quoted to supply two outdoor blinds and a fixed panel.
But, the building management specified that we could not penetrate the walls, roof or floor. So we had to make a support frame that followed the walls around the four sides of the verandah, to hold the 2 blinds and the infill formed part of the structure. We cut and joined all the framing onsite to ensure that it was a perfect fit, but left the drop saw downstairs so the installers got a good workout that day. Once this manufacturing day was completed, we welded up what we could in the factory and made the rest as a kitset and sent it off to the powder coaters.
The installers returned to site to install the frame, infill panel and the two blinds.
The client wanted weather protection on his deck. He had three gaps, which he wanted a combination of blinds and fixed panels.


What is unique or complex about the project?

The apartment was on the first floor of the apartment complex and we were unable to penetrate the walls, roof or floor. The design had to be signed off by management prior to installation. We built the frame onsite to ensure a perfect fit rather than trying to measure and recreate in the factory.
As it was a retirement community, Covid meant we were not able to access the facility until at least level 2/orange, which caused huge delays in the project. And we were contacting them saying we had access to other communities, but they still would not let us in.
The customer is very happy he can now use the verandah all year around and we have already had other residents in the community order a similar arrangement.
